Completed in twelve months on a fixed programme; all six units sold and occupied within six months of handover.

The Kona Apartments brief was the second iteration of the client's short-stay real estate portfolio. Situated on a 350 m² plot in Kacyiru, Kigali, the brief called for an approach to maximise rentable units on a constrained site. The building houses four apartments over three floors — two 2-bedroom and two 1-bedroom — with a signature open staircase that doubles as the architectural feature.

OLEA Apartments is positioned for Kigali's premium long-let market. The 913 m² plot in Kiyovu accommodates five generously sized units — a mix of one- and two-bedroom apartments — each with private outdoor space and views over the city. The site is steep; units terrace over each other, with cantilevered balconies that open to the slope. The interior material palette is warm and inviting — natural stone, warm timber, limewash walls, and complementary finishes through the cabinetry and fit-out. A considered landscape strategy softens the boundary between indoor and outdoor.

Commissioned as a concept design to understand the feasibility of developing on this site, we designed a four-storey apartment building with basement parking on a 1,014 m² plot in Gacuriro. The scheme, comprising 8 units, maximises the plot's development potential with a well-resolved typology: generous floor plates, balconies on both ends, a dedicated workspace per floor, a quadruple-floor atrium, and a basement level that removes all surface parking to free the ground plane for landscaping and amenity.
The client required a concept that could be taken through planning and into construction with minimal revision. The scheme was developed as a conceptual design package — floor plans, sections, facade studies, and a preliminary structural strategy — giving the client full confidence in buildability and yield before committing to the next stage.

A major civic commission for the Imbuto Foundation — a 3.3-hectare youth development campus in Rwamagana. Inzuyawe is delivering the full architectural and engineering package: concept design, all technical disciplines, and permit acquisition. The campus will serve as a national centre for youth skills, entrepreneurship, and creative industries.
The Imbuto Foundation Youth Hub is Inzuyawe's largest civic commission to date. The 3.3-hectare campus in Rwamagana will bring together skills training, entrepreneurship support, creative studio space, and residential accommodation under a unified architectural vision. The design strategy responds to Rwanda's climate — passive ventilation, generous shading, and a landscape framework that makes the outdoor spaces as useful as the indoor ones.
Inzuyawe holds the full design and engineering mandate. Kick-off is June 2026 with a twelve-month design programme.
